How to Pay Your Rent
1. Your rent is late on the sixth of the month. If you pay after the 6th, include your late fee.

3. Do not send cash through the mail. Free checking accounts are available and preferred.
Note: If you use a Money Order, keep your Money Order receipt. If your Money Order gets lost in the mail and you do not have the receipt you have lost your rent money, you will still be responsible for paying your rent.

SMELL GAS?

If you Smell Gas or suspect a Gas leak, immediately evacuate the area and, from a safe location, call SoCalGas at 800-427-2200.
Smoke Detection Device
​
The premises are equipped with a smoke detection device(s), which was tested and found operable by Hayes Properties. Hayes Properties shall have a right to enter the premises to check and maintain the device as provided by law. Resident shall:

Be responsible for performing the manufacturer’s recommended test of the device weekly;

Inform Hayes Properties immediately by putting in a maintenance request informing us of malfunction, or failure of any detector, and of any problems, maintenance or need for repairs to Hayes Properties;

It is prohibited for Residents to disable, disconnect, or remove the detector.
Carbon Monoxide Detection Device

All premises are equipped with a carbon monoxide detection device(s), the devices have been tested and found operable by Hayes Properties. Hayes Properties shall have a right to enter the premises to check and maintain the device as provided by law. Resident shall:

Be responsible for performing the manufacturer’s recommended test of the device weekly;

Inform Hayes Properties immediately by putting in a maintenance request on the website informing us of malfunction, or failure of any detector, and of any problems, maintenance or need for repairs to Hayes Properties. The website is: www.rentfromhayes.com;

It is prohibited for Residents to disable, disconnect or remove the detector.
Toilet Overflowing?
​
Any time the water is rising in the toilet, always use the plunger first. Never push the toilet handle down again. Tenant has agreed to have a toilet plunger. Poor quality plungers will not always work.

How to Use A Plunger:
Preventing Mold
​
Resident shall:
-
Keep the premises maintained and ventilated so that moisture does not accumulate. If moisture is allowed to accumulate in the unit, it can cause mildew and mold to grow;
-
to immediately notify Hayes Properties of (1) any leaks, moisture problems, and/or mold growth; (2) any water intrusion, such as plumbing leaks, drips, or "sweating" pipes, or overflows from bathroom, kitchen, or unit facilities, especially in cases where the overflow may have permeated walls or cabinets; and (3) any significant mold growth or on surfaces inside the premises;
-
use exhaust fans whenever showering or bathing, cooking, dishwashing, or cleaning, and to report to Hayes Properties of any non-working fans;
-
use all reasonable care to close all windows and other openings in the premises to prevent outdoor water from penetrating into the interior unit;
-
to clean and dry any visible moisture on windows walls, and other surfaces, including personal property, as soon as reasonably possible. (Note; Mold can grow on damp surfaces within 24 to 48 hours; clean to keep the unit free of dirt and debris that can harbor mold;
-
Resident is to check monthly for leaks under the bathroom and kitchen sink.
Important Information

You are locked out of your apartment, if we are on the property, we will let you back in for free. If we have to drive to let you in it will cost you $25.00, and $ 30.00 after 5:00 PM. We may not be able to help you, so be prepared to call a lock smith. You may be charged for a new set of keys.

Please do not feed stray or feral cats.

All repairs inside and outside your rental unit are photographed.

Tenant’s may NOT wash their car at any time on any Hayes Properties rental residence.

Hayes Properties reserves the right to add additional rules or provisions through addendums, for the health, safety, and in the interest of harmonious community living. An addendum allows us to write in additional rules or provisions which are not covered in the Lease/Rental Agreement.

If you have a management issue with our company, we strongly urge you to email or call our office. Do not complain to our employees or hired outside service people. Do not ask them to deliver messages to our office.

Thirty days before you want to move out of your Hayes Properties rental please, fill out the 30-Day Notice to Vacate the Premises Form.
Cleaning / Maintaining Your Apartment

Resident agrees to make requests for maintenance be directed to Hayes Properties. Please call our office 559-739-8450 if you have any questions. And that any governmental inspection charges shall be payable by the resident, if the resident fails to first notify Hayes Properties in writing.

Tenant(s) is responsible for cleaning all areas of the premises, including, but not limited to: in front of your apartment unit, living room, dining room, kitchen, hallways, laundry room, bedrooms, closets, bathrooms, outdoor walkways, and parking spaces.

To prevent the infestation of rodents and insects, Tenants must remove any collected trash and food waste from the premise at least once a week. All floors must be vacuumed at least once a week and moped 2 times a month. Bathrooms must be cleaned regularly, and as frequently as needed, to prevent the formation of mold and mildew. If Tenant(s) does not clean adequately and regularly, Tenant(s) will be liable for reasonable cleaning charges

The premises and other areas reserved for Tenant’s private use must be kept clean. Tenant(s) will, at his or her sole expense, keep and maintain the premises and appliances in good and sanitary condition and repair during the term of this agreement.

Promptly advise Hayes Properties of any items requiring repair in both the common areas, and inside their rental units, such as locks or light switches, smoke detectors, appliances, and heating. Resident shall notify Hayes Properties of any leaks, drips, water fixtures that do not shut off properly, including, but not limited to, a toilet, or other problems with the water system, including, but not limited to, problems with water-saving devices, leaking or broken sprinkler systems, carport lighting. Resident shall make repair requests as soon after the defect is noted as is practical;

Deposit all trash, garbage, rubbish, or refuse in the locations provided and do not allow any trash, garbage, rubbish or refuse to be deposited or permitted to stand on the exterior of any building or within the common areas. Keep recyclables in airtight containers.

Any damage done to appliances resulting from negligence, food, or grease build up, caused by lack of regular cleaning, will be paid for by the Tenant(s). Any damaged A/C units because of blocked air intake, will be charged to the Tenant(s). Change your AC filters out once a month. Call our office if you need filters.

Tenants are responsible for keeping their Front and Back doors / Sliding Glass door tracts clean as well as the porch lights clean and cobweb free.

All Tenants are responsible for all damage and repairs in their apartment unit, no matter who caused the damage, including by others.

Encina Residents: Laundry room facility is for residents only. Each resident using the laundry room facility must clean lint traps before and after use, clean up after their use, dispose of trash in the proper receptacles. Machines are not to be used for rugs, comforters, or other large items. These items must be taken to a commercial laundry mat or place of laundry service. Laundry facilities will be discontinued if having this service for our company becomes a financial loss to our company.

Furniture: Please do not bring into your rental unit any pre-owned or used “cloth covered” furniture until it has been inspected by our work crew for bed bugs. Cloth covered couches, chairs, or recliners, are not to be used as outside furniture. Cloth covered furniture can carry mold and funguses and animals, insects and spiders can make their home inside this furniture.

A Move-out procedure & cleaning instruction can be sent at the request of the resident when they give their “30 day notice to vacate the property”.

Please be mindful of noise levels between the following times:
Weekdays: 7:00 AM to 9:00 PM
Weekends: 9:00 AM to 10:00 PM
If you have over sensitive hearing, consider noise-canceling headphones, noise cancelling ear plugs, or Loops.
If you like to listen to loud music, please wear headphones.
