Rental Requirements for Potential Tenants

Please be prepared to provide information on each applicant’s: monthly income, Social Security Card number, history of your previous employment and last residences, as well as contact information for your rental references.

Once you have applied with our company it is recommended you go to the Reference form page, fill it out, and follow instructions.​​​​

You are advised by Hayes Properties, to satisfy yourself with the location and general condition of the neighborhood/area.

This includes: schools, proximity, and adequacy of law enforcement, crime statistics, Megan's Law, fire protection, medical facilities, shopping, other government agencies, proximity to commercial, industrial or agricultural activities, existing and proposed transportation, construction and development which may affect noise, view, or traffic, noise or odor from any source, wild and domestic animals, other nuisances, hazards, or circumstances, facilities and condition of common areas, conditions and influences of significance to the personal needs and preferences of you, and your household residents.

​The following are our rental criteria to have your application considered:​​​​

Occupancy​

We do not begin processing applications until all applicants over the age of 18 that will be residing at the Hayes Properties apartment you are applying for have submitted their applications. Please note that incomplete applications will not be considered. We must have a copy of the reference forms for permission for us to obtain information.

No other adults except applicants that have applied to our company and signed a Hayes Properties rental contract will be able to move into the apartment you are applying to rent. This includes children 18 years of age or older that would be living in the Hayes Properties rent.

Each Applicant over the age of 18 must complete their own application form.

If you have children, please list them under additional tenants. ​

Occupancy - 2 persons per bedroom plus one additional person. ​

​Income Requirements ​​

The total income requirement is: $3,075.00.

Security Deposit will be the same amount as the rent.​

Credit score of 580 or higher encouraged.

Lease Length: 1 year

Our company may ask you to provide 3 months of your most recent employment payment records. If you are self-employed, you will be asked to provide your last tax returns as well as 3 months’ worth of bank statement.

As part of your income please include government benefits:​

SSI, Section 8, Food Stamps/Cal Fresh, WIC Program, etc. ​

Pets

Pet Deposit: $250.00

Cats allowed, Dogs are not allowed.​​​

Service/ESA/Support Animals will be verified by 3rd party medical vet; and are exempt from the pet deposit and additional monthly charge for pets.​​​​​​​​​​​​​​​
